Moving to warmer climes? Home staging tips to fast track your home for a quick sale

Homeowners looking to move to warmer climates today face a significant challenge: The housing market is stalled in a slump. Selling a home is no easy task. And selling one for a solid price is even more of a challenge.

Fortunately, you do have a tool that, with just a bit of upfront money, can help you sell your home faster and for more dollars: Staging.

Home stagers rearrange the furniture, art work and personal items in your home to make it look as large and as inviting as possible. In other words, staging can help you sell your home fast.

The numbers bear this out. According to StagedHomes.com, it takes the typical home an average of 145 days to sell in today’s market. But 94 percent of homes staged by an accredited staging professional sell in 29 days or less. A survey by real estate website HomeGain.com showed that for an average investment of $300 to $400, homeowners who hire a home stager sell their homes for an average of $1,500 to $2,000 more than do owners who don’t stage their residential properties.

If you are struggling with how to sell your home in today’s market, consider hiring a home stager or staging your residence by yourself. The key to a well-staged home is to remove as much extra furniture, decorations, photos and other personal items as possible. Potential buyers want to remember that your home is large; a home cluttered with too many chairs, tables and decorations won’t look spacious.

Stagers will also make sure that your home is warm and inviting. To achieve this, stagers might add fresh flowers in elegant vases to your kitchen table. They might set up an extra sitting area on your home’s back deck. Or they might add a small reading desk to create a quiet area in a corner of your home that you mostly ignored.

The goal of staging is to showcase your home in the best light possible. If you want to sell your home fast to get to that warmer climate, it might be time to consider home staging.
